Marian Court, located on Robin Hood Lane in Sutton, presents an exciting prospect for a development project. Our plan entails the creation of a residential complex featuring 13 or 26 flats. Currently in the planning stage, we are meticulously designing the layout to optimize space and functionality. Ruskin Walk, Edmonton, London.

In the desirable neighborhood of Ruskin Walk, Edmonton, London, we have discovered an excellent opportunity for a development project. Our vision involves creating a residential complex comprising of 6 or 12 flats. We are currently in the planning stage, meticulously crafting the design and layout to ensure a high-quality living experience for future residents. In the sought-after location of  Harkness Close, Romford, RM3 9NX, we have identified an ideal site for a development project. Our plan includes the construction of 15 to 30 flats, catering to the demand for contemporary living spaces in this area. In Beech House, Henley-on-Thames, we have identified an opportunity for a development project. We plan to build 8 to 16 flats, as well as an additional development of 12 to 24 flats. Furthermore, we are excited to introduce a separate development of 7 semi-detached houses. Albemarle Park, Harrow Stanmore.

In Albemarle Park, Harrow Stanmore, we have identified a prime location for a potential development project. With our advanced system and dedicated team, we are confident in our ability to bring this vision to life. The project aims to create a residential complex consisting of 8 to 16 flats. We are currently in the planning stage, carefully strategizing and designing the layout to maximize the potential of this development. With our expertise and attention to detail, we are committed to creating a high-quality living space that meets the demands of modern residents.

Castle Court, Benfleet.

Leveraging our advanced system and collaborative team, we have successfully identified a promising freehold building in Benfleet for a potential one or two-story roof extension. We have reached an agreement with the owner through a strategic partnership (STP) deal to acquire the freehold. The carefully positioned staircase facilitates seamless access to the roof space. Taking advantage of the captivating sea view, we are currently in the planning stage of developing either nine or 18 flats within this project.

BRENTWOOD, WARLEY ESSEX.

Our team identified this purpose-built court of flats with external staircases as a good candidate for an upward roof extension.
Together with the freeholder, a win-win-win deal was reached that benefits all parties.
We ensure the residents of the existing flats will benefit from improved communal areas, new roofs, and an increase in value.
The total NIA is approx 12,00ft.
Currently, this project is in the planning stages. 

15 STATION ROAD, ASHFORD TW15 2UP

Our team identified this commercial site as a potential for a change of use on the 1st floor and an upward extension. 

In mid-2021, we approached the owner and agreed to purchase the freehold off-market with the existing tenants. 

In January 2022, we completed the transaction with our investors. 

Plans were submitted and approved for six flats on the additional floor and four new flats on the first floor. 

49 HIGH STREET, WICKFORD SS12 9AE

As part of our direct-to-owner approach, we have noted this freehold property was rented to a single tenant [Poundland]. 

We identified the potential to convert the 1st floor from offices to residential and add an additional floor with five new flats.

We have approached and agreed with the owner, who is looking at retirement, for delayed compilation purchases, and together with our investors, completed the transaction in early 2022.

Planning was granted using a permitted development method four months after.

This project is now in the pre-construction phase. 

 

LAND ON THE SOUTHWEST

SIDE OF CREEKVIEW ROAD,

CHELMSFORD

This development in Chelmsford will see 8 new houses being built just off Creekview Road, all with stunning views of the park. This development is still being planned. 

 

Here, our design concerns are low emissions, low carbon footprint and an effort to reflect the ‘English Countryside’ feel of the area with buildings which are nevertheless thoroughly modern inside.

The Thurrock Hotel,

Ship Ln, Aveley,

Purfleet.

This modern 3-star hotel is located close to the M25 with easy access into the Docklands & the city.
Our plan for this site is to convert circa 60,00ft into a beautiful gated residential development.  
We are also looking to add more floor space by replacing part of the existing parking area.

34-36 BASTWICK STREET, LONDON

This is 34-36 Bastwick Street, London. As it stands, it is merely another B8 storage unit in the heart of the city.

 

However, we aim to develop the site into office and residential units which will enhance the predominantly residential area and improve the community with its presence. This development, too, is in the planning stage.

113 BULLSMOOR LANE, ENFIELD EN3 6TQ.

This development - 12 Bullsmoor Lane, Enfield EN3 6TQ – is part of a “Help to Buy” scheme where 6 new flats and a back garden new house are set to replace an existing semi-detached dwelling. 

 

This small project successfully completed planning and is even now moving into the construction stage. We anticipate a healthy ROI very soon.

HULL, FLAT DEVELOPMENT

& RENOVATION

As part of our wider business initiatives we are often asked to work on commercial developments. This project involved the conversion and renovation of a 9850 sq. foot office building into 24 build-to-let apartments.

We partnered with investors and were required to take full charge of the design, construction and building works of this office building to flat conversion project. The development began in February 2016 and all 24 flats were completed by December 2016.

EAST EUROPEAN DEVELOPMENTS

BRATISLAVA -

334,527 m2 DEVELOPMENT

This represents an iconic development near Bratislava. This enormous plot encompassed more than 330,000 square metres, including 76,680 m2 of villas, 89,100 m2 of luxury villas, and nearly 95,000 m2 of apartments and apartment villas.

ROZADOL - OFFICE AND

RESIDENTIAL

The Rozadol project was a mixed office and residential development on Trenčianska street in Bratislava. It consists of 255 apartments, 30 business units and 6,000 m2 of administration space. 

 

The designers had a tremendous amount of space to work with here. In fact, one of the buildings is among the tallest in Slovakia.

ROZADOL -

LUXURY INTERIOR

This is a single villa, which was a part of our larger Rozadol project. Note the amazing views of the countryside that this tremendous location provides. 

 

The interior was designed to use the materials and textures of the surrounding land and the valley below to draw that nature inside the home, making it feel like a part of the land rather than apart from it.

ROZADOL

LUXURY DEVELOPMENT

This is yet another part of the Rozadol project and one which really demonstrates the range of both the project and of its designers. 

 

As you can see, the shape of the building is particularly arresting. Here we had plenty of scopes to work with, and focused much more on delivering an amazing design than on simply serving up the maximum sellable area for the plot.

A-CLUSTER - 

66 APARTMENTS

This is a great example of land that was re-zoned from agricultural use to mixed use residential and commercial. In the end the net sellable area was more than 73,000 m2. 


This project was particularly interesting, as we and our partners had to build everything from the transport and utilities infrastructure up, as well as an 8,000 m2 park. We’re very pleased with the results.

RESIDENTIAL DEVELOPMENT

This was a prestigious residential development on what had previously been green land. We saw the potential of this land and managed to negotiate a change in the zoning to make the project possible. 

 

Our designers had the challenge of bringing nature inside the homes themselves and they succeeded brilliantly.

SLOVAKIA -

LUXURY VILLA

This is an example of a single villa from our ‘Opera’ development in Slovakia. In order to keep the developmental costs down, we restricted ourselves to only three different types of modern, spacious open villas like this one. 

 

Our designers were tasked in this instance with maintaining a sense of open space and they used large glass doors and floor to ceiling windows to excellent advantage.

ISRAEL, Tal Shacher Villige 

This was one of our favourite developments, though perhaps that is due to the environment. It offered amazing views of the Israeli countryside and gave us an incredible palette with which to work.

 

The villa is much larger than it seems from the photograph, as it includes a generous swimming pool (seen covered by decking) and a spacious, well-appointed basement which provided a great deal of extra living space.
